Foundation Crack Repair in Barrie, ON sealed through the whole wall.
Foundation crack repair in Barrie costs $500 to $3,200 per crack. We inject flexible resin from inside, through the full wall thickness, in about half a day.
Foundation crack repair for Barrie basements
Barrie Quality Waterproofing handles foundation crack repair in Barrie with polyurethane injection from inside the basement. A flexible resin gets pumped into the crack at over a thousand pounds of pressure until it has filled the gap from the inside face right out to the soil. With nothing left open, the water has no route in. It's the job our crew has done more than any other since 2004, in Barrie and nearby Ontario towns like Innisfil, Orillia, Midhurst, Angus, Alliston, Bradford, Wasaga Beach, Collingwood, Midland and Oro-Medonte.
Most leaking cracks we see here are thin shrinkage cracks in poured concrete, climbing from the floor or slanting off a window corner. They let water in; they don't mean the wall is failing, and a single injection stops them. Wide cracks, stair-step cracks or a wall that's moving are another matter, and we'll say so and price a structural repair.
Types of Foundation Crack Repair
Cracks aren't all the same, so the fixes aren't either. These are the ones we do week in, week out.
Polyurethane Crack Injection
Our go-to for a leaking crack in a poured wall. When the resin meets water it foams slightly, pushing into every gap, and it cures rubbery so the crack can flex through the seasons without opening up. Stitching the cut, not taping over it.
Epoxy Crack Injection
Epoxy is stiff glue that welds both sides of a crack back into one piece. We use it where the wall needs strength as well as a seal, like under a beam pocket. On a crack that still moves, it's the wrong tool and polyurethane gets the job.
Window Corner Cracks
Window corners concentrate stress, so a diagonal crack running off one is about the most common crack there is. It gets injected like any other. Then we look at the window well and its drain, since a plugged well is often what's feeding the leak.
Tie Rod Hole and Pipe Penetration Leaks
A neat row of little round wet spots means tie rod holes, left where steel rods held the concrete forms. Pipes coming through the wall leak too. Either one gets injected or sealed, usually in less than an hour.
Re-Repair of Failed Crack Fixes
Caulk, hydraulic cement or paint over a crack from inside nearly always fails within a few years. Our crew redoes about 2 of those for every 10 cracks we inject. Out comes the old patch, and the crack gets injected properly through its whole depth.
Structural Foundation Repair
A bowing wall, wide stair-step cracks in block or a corner that's sinking need more than resin. The fixes run from carbon fibre straps on a bowing wall, to epoxy for strength, to helical piers screwed down under a corner. We explain which one you need and why.
Pricing
How much does foundation crack repair cost in Barrie?
For foundation crack repair, Barrie contractors listed prices of $500 to $3,200 per crack in 2026. A typical 2.4 m (8 ft) vertical crack in a poured wall tends to sit at the cheap end. Long, wide or hard-to-reach cracks cost more, and structural repairs are priced separately.
Those numbers come off Barrie contractors' own 2026 price lists (Dryshield $500 to $2,000, MT Drains $1,600 to $3,200). What moves yours: a finished wall in the way, how long the crack runs and how easy it is to reach. Add HST.

Is my foundation crack structural?
Probably not. A thin vertical or diagonal crack in poured concrete that drips each spring is a water issue. These are the signs a crack needs a structural look instead:
- Wider than about 6 mm (a pencil), or wider at the top than at the bottom.
- One side of the crack sits proud of the other.
- Stair-step cracks running through the mortar of a block wall.
- The wall bows in, or doors upstairs start sticking out of nowhere.
- The crack gets longer from one year to the next.
Why cracks leak most in March
In March the melt soaks the ground beside your wall and that wet soil leans hard on the foundation. So a crack that's bone dry all summer drips every March and April. Winter freeze-thaw also widens cracks a hair at a time, which is why a small leak left alone tends to grow.
What not to do
Paint, hydraulic cement or caulk on a leaking crack only covers the surface. Water still fills the crack behind it and shoves the patch off. If you've patched one and it's leaking again, don't feel bad; honestly, most of the cracks we inject were patched first. We grind it out and do it properly.

Questions
Foundation crack repair FAQ
Can foundation cracks be fixed from the inside?
Yes, almost always. A leaking crack in a poured concrete wall gets flexible polyurethane resin pumped in under pressure from inside the basement. The resin travels through the whole wall, so it seals out to the soil on the far side. Nine cracks out of ten need no digging at all.
How long does a crack injection last?
As long as the foundation does. Polyurethane stays rubbery while the crack opens and closes through Barrie winters and summers, so it doesn't pop out the way stiff patches do. That's why most of our crack repairs carry a transferable lifetime warranty: if it leaks again, we're back for free.
Are hairline cracks in a new house normal?
Yes, completely normal. Poured concrete shrinks as it cures, and thin cracks appear in most walls within the first couple of years. They aren't structural. They only matter if they leak, which in Barrie usually shows up the first spring. A lot of our calls are from houses two or three years old.
Is foundation crack repair covered by home insurance?
Usually not. Most Ontario home policies exclude water seeping through the foundation, and they won't pay to fix the crack itself. Some will cover sudden water damage to a finished room. Read your policy, and keep the photos and invoice from any repair to show the next buyer.
Should I fix a foundation crack before selling?
In most cases, yes. Inspectors write up water stains and cracks, and buyers use them to knock a big number off the price. A crack injected before listing, with photos and a transferable lifetime warranty in hand, costs far less than that discount and ends the conversation.
