Overview

Interior basement waterproofing for Barrie homes

Barrie Quality Waterproofing installs interior basement waterproofing in Barrie for water that shows up at the floor seam, through the bottom of the wall or up through floor cracks. We cut a strip of floor along the leaking walls, lay new perforated pipe beside the footing in clean stone, and put a dimpled membrane on the wall so seepage runs down into it. Everything drains to a sump pit. We put in interior drainage systems across Barrie and the Ontario towns around it, including Innisfil, Orillia, Midhurst, Angus, Alliston, Bradford, Wasaga Beach, Collingwood, Midland and Oro-Medonte.

An inside system usually costs about half of digging outside, and your yard, deck and driveway don't get touched. It doesn't stop water reaching the wall. It catches it and moves it out before it gets to your floor, like the drain under the boards at a rink. For most poured-concrete basements in Barrie, that's all you need, and it's where we start.

Types of Interior Waterproofing We Install

Every inside system works on the same idea: give water an easy path to a pit. These are the versions we put in most.

  • Interior Drainage System

The whole package: fresh drain pipe along the footing on each leaking wall, all feeding one sump pit. It catches seepage through the lower wall, at the floor seam and from under the slab. Most houses we do need two or three walls, and we've rarely seen one that needed all four.

  • Interior Weeping Tile

Old outside weeping tile plugged, wall still solid? Then a new drain on the inside takes over the job. It runs beside the footing, under the floor, straight to the pit. No excavator, no torn-up lawn.

  • Wall Membrane and Drainage Board

A dimpled plastic membrane on the lower wall lets seepage run down behind it into the drain instead of out across the floor. We use it on block walls and on any wall that weeps over its whole face. Out of sight once the room is finished.

  • Floor Crack and Floor Seam Repair

Water pushing up through a floor crack, or at the cove joint where wall meets floor, means there's pressure under the slab. Give that water a drain to fall into and the pressure goes away. Then the small floor cracks get sealed for good.

  • Block Wall Core Drainage

Hollow block fills with water. We drill small weep holes into the bottom course so the cores empty into the new drain, which ends the wet-sponge problem without digging outside. We've done this on hundreds of block walls since 2004, and the first hole always lets out a little stream.

  • Waterproofing Before Finishing

Doing the drain before framing and drywall costs a fraction of ripping out a finished room later. Your contractor gets a floor ready to build on, and you get photos of every foot of pipe for your records.

Signs you need an interior drainage system

If two or more of these sound familiar, we'd bet on an interior drain over a crack repair or an outside dig:

  • Water along the bottom of several walls, right at the floor seam.
  • A damp strip along the edge of the floor every spring.
  • Water coming up through floor cracks after a heavy rain.
  • White efflorescence stains low on the walls.
  • An older house with no sump pit and outside weeping tile that has quit.

What the inside of the house goes through

Cutting concrete is loud and dusty for about a day. We put up plastic dust walls, run a dust collector on the saw and clean up every evening. Finished walls along the drain line have to come off at the bottom, and we'll tell you exactly how much before we start. No surprises behind the drywall.

How it works

Interior waterproofing, step by step

Our crew usually finishes an inside system in two to four days, and you can stay in the house.

  1. Protect and cut

Dust walls up, then we cut a strip of floor along the walls.

  2. Dig and lay drain

Dig to the footing, lay pipe in clear stone, add the wall membrane.

  3. Set the pit

Set the sump pit and pump, run the discharge outside.

  4. Pour and test

Fresh concrete over the drain, then we test it with water.

Questions

Interior waterproofing FAQ

Does interior waterproofing really work?

It does, and it's the fix our crew puts in most often. An interior drainage system gives water an easy path to a sump pit before it ever reaches your floor. Water still touches the wall, but in a poured-concrete Barrie basement that rarely matters. Same transferable lifetime warranty as everything else we do.

Do I need a sump pump with an interior system?

Yes. The interior drain needs somewhere to send the water, and that's a sump pit with an automatic pump. The Ontario Building Code asks for a pit at least 750 mm deep with a secure lid. We'd recommend a battery backup pump too, for the storms that cut the power.

How much floor do you remove?

About 30 cm, or one foot, along each wall that gets the drain. That's it; the middle of the floor stays put. Once the pipe and stone are down we pour fresh concrete over the trench and float it flush, so any flooring can go straight on top.

Can you do interior waterproofing in a finished basement?

Yes, but the bottom of the finished walls along the drain line has to come off, usually about 60 cm (2 feet) of drywall. We tell you exactly what comes out before we start. Plenty of owners we've worked with refinish the bottom strip with moisture-resistant board.

How long does interior waterproofing last?

A properly installed interior drainage system lasts as long as the house. The pipe and stone sit under the slab where nothing disturbs them. The part that needs looking after is the sump pump, which usually lasts 7 to 10 years. We tell every customer the same thing: check the pit in March.
